Price it right from day one

Overpriced homes sit. The first two weeks on market are your peak exposure window — price competitively using recent comps within a half-mile, not Zillow's Zestimate.

Prep

Fix what buyers will flag, skip what they won't

Focus on items that appear on inspection reports: roof, HVAC, electrical panels, plumbing leaks. Cosmetic updates like fresh paint return $3–5 for every $1 spent.

Photos

Professional photos are non-negotiable

Over 90% of buyers start their search online. Listings with professional photography get significantly more views and sell faster. Budget $150–$300.

Legal

Know your disclosure requirements

Every state has different seller disclosure laws. In NC, you must disclose known material defects. Failure to disclose can void a sale or expose you to liability.

About the professor

I started remodeling homes in 1988 — long before YouTube tutorials made it look easy. In 1998, I joined a large Mid-Atlantic real estate brokerage and discovered what most agents don't tell homeowners: the process is navigable without paying a 6% commission. I eventually started my own brokerage and built a proven system that helps homeowners sell confidently on their own terms.

After earning my General Contractor license in 2015, I had something rare: deep knowledge of both the structure of homes and the structure of real estate transactions. I now channel that into consulting — helping sellers, buyers, and investors across the country navigate the process smarter.
